BW Industrial, one of the leading industrial real estate and logistics developers in Vietnam, is actively pursuing plans for an Initial Public Offering (IPO) in the future.
According to Fion Ng, CEO of BW Industrial, an IPO “is definitely one of the potential options the company is pursuing.” However, the exact timing will depend on market conditions and the company’s ability to self-adjust in order to scale up. In an interview with Bloomberg, Ms. Ng emphasized that BW needs to prepare thoroughly before taking this important step.
BW Industrial’s planned IPO is a strategic move to raise additional financial resources to expand its operations amid rising demand for industrial real estate and logistics in Vietnam. This is also a signal that Vietnam’s industrial real estate market is becoming increasingly attractive to international investors.
BW Industrial is a joint venture between the American private equity firm Warburg Pincus and Vietnam’s leading industrial developer, Becamex. Established with the vision of becoming the leader in industrial real estate and logistics in Vietnam, BW Industrial has quickly made its mark with its well-planned investment strategy and strategic partnerships with global partners.
The company currently owns a large portfolio with more than 1,000 hectares of industrial land in 12 key provinces and cities, including Dong Nai, Binh Duong, and Hai Phong. With total assets under management of approximately 2.7 billion USD, BW Industrial currently controls over 9 million square meters of industrial land, with a gross floor area (GFA) of approximately 3.4 million square meters. This is one of the largest industrial real estate platforms in Vietnam.
One of BW Industrial’s key moves in 2024 is the groundbreaking of the BW Tan Hiep Logistics Park in Dong Nai Province. This is BW’s 10th logistics project this year and part of its plan to launch 12 new projects in 2024.
The BW Tan Hiep Logistics Park has an area of 64 hectares, with the first phase covering 9.5 hectares, expected to be completed by the end of 2025. Notably, the project is located less than 5 kilometers from Long Thanh International Airport - the largest airport project in Vietnam - opening up great potential for logistics services in the southern region. BW expects the project will go into operation before the first commercial flight at Long Thanh Airport in September 2026.
BW Industrial not only invests heavily in industrial real estate infrastructure but also builds strategic partnerships with leading companies in manufacturing, e-commerce, and global logistics. This allows the company to meet the demands of both domestic and international markets while enhancing the value of its industrial real estate projects.
As of the end of 2023, BW has received equity commitments of up to 1 billion USD from its relevant partners.
